What is SDA Housing?

Specialist Disability Accommodation (SDA) is defined by the NDIS as a range of housing options designed for NDIS participants with extreme functional impairments and/or very high needs.

Do you provide SDA Housing in Queensland?

Yes! Over a decade’s worth of experience in the Queensland disability sector has equipped us with the knowledge and foresight to understand housing needs for disabled people. We have worked step-by-step with our builders to ensure this knowledge has been translated into our Queensland SDA homes.

Who is eligible for Specialist Disability Accommodation?

Determining eligibility for Specialist Disability Accommodation can seem daunting and complicated. Ultimately, a person is eligible for SDA funding if they have extreme functional impairments and/or very high support needs. How do I apply for SDA?

If you are an NDIS participant who has already been approved for SDA funding, all you need to do is send us an enquiry to apply for one of our many properties.

*** The majority of people who will have extreme functional impairment will no doubt already be on the NDIS. SDA is a service that they have to apply for and go through an eligibility process that determines if their needs qualify for housing. Participants can contact us if they have not been approved for SDA though. We are more than happy to talk people through it but that aligns to more of our consultancy/advocacy stuff

Which SDA homes can I live in?

No matter what functional impairment or high support needs you, or someone you know has, we offer homes across all SDA design categories and build types that can accommodate them. There are four categories of SDA housing:

Improved Liveabillity: Housing that has been designed to improve ‘liveability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.

Fully Accessible: Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment. Most often, people who are eligible for fully accessible SDA funding use a wheelchair to move around some or all of the time.

Robust: Housing that has been designed to incorporate a high level of access and resilience for those who can sometimes act in a way that may not be safe to you or the people around you.

High Physical Support: High Physical Support homes have all of the same features of Fully Accessible SDA, but also includes some extra design features such as ceiling hoist capability, intercoms, assistive technology and emergency back-up power.

Who pays for SDA property?

Understanding SDA payments is hard to wrap your head around, so we will try and explain it in as much detail here, or you can get in contact with us so we can talk you through it.

SDA payments are made by the NDIS to SDA providers for the cost of housing a person with extreme functional Impairment or very high support needs. This payment is for the physical property (“the bricks and mortar”).

If you have access to SDA payments (Link to SDA payment specific blog), they will appear as ‘capital support” in your NDIS plan. When you move into your SDA property, the NDIS will make SDA payments directly to the provider of the SDA. But how much rent will you pay in SDA?

As and SDA tenant, you must pay a ‘reasonable rent contribution’ to the property owner, which is:

  • 25% of your Disability Support Pension, and

  • 100% of your Commonwealth Rent Assistance
